Warehouses in Jeddah: Construction, Fit-out and Cost

Warehouses in Jeddah: Construction, Fit-out and Cost

7 min15 July 2026Warehouses

Jeddah is a major logistics hub thanks to its location and port, and demand for storage space keeps growing. But a successful warehouse is not just covered area — it is a design that serves goods movement and lowers operating cost.

Warehouse types

  • Dry storage: the simplest and cheapest, focused on area and ventilation.
  • Cold storage: requires tight insulation, refrigeration units and insulated doors.
  • Industrial warehouses: tied to production lines, with higher loads and heights.
  • Commercial warehouses: close to markets for fast distribution.
  • Sandwich panel warehouses: a fast, economical option with excellent insulation.

Critical design decisions

ElementRecommendationReason
Clear height6 – 10 mEach metre adds capacity without land
Aisle width3 – 4 mSuits forklift movement
Column span18 – 25 mBetter clear space for racking
Loading door height4 – 4.5 mAccommodates large trucks

Flooring: the neglected essential

Warehouse floors carry high point loads from racking legs and continuous forklift traffic.

Reinforced concrete with a surface hardener is the standard, with attention to expansion joints and flatness. A poor floor means cracking within a year and downtime to repair it.

Indicative cost

Excludes concrete flooring, fire systems and racking.

TypeApprox. rate per m²
Dry storage (sheeting)SAR 550 – 750
Sandwich panel warehouseSAR 700 – 950
Cold room inside an existing warehouseBy area and thickness
Full cold storage warehouseSAR 1,200 – 2,000

Required safety systems

  • Fire suppression matched to the goods stored.
  • Clear emergency exits unobstructed by racking.
  • Aisle-focused lighting at adequate illumination levels.
  • Ventilation that prevents heat and humidity build-up.
  • Signage and marked pedestrian routes inside the warehouse.
